The San Miguel County R-1 Deed Restriction program restricts ownership and
occupancy of developed residential lots to Qualified Employee and their
spouses, and of undeveloped residential lots to either Qualified Employees
and their spouses or Project Developers. Employees, as the term is defined
in the R-1 Deed Restriction, must maintain primary and sole residence in San
Miguel County, Montrose County, Ouray County or Dolores County and earn their
income primarily within the Telluride R-1 School District. Except for
Multi-family residences (as defined in the San Miguel County Land Use Code),
owner occupancy is required for all R-1 Deed Restricted properties. Persons
interested in occupying or purchasing an R-1 Deed Restricted property must
submit an application to the Housing Authority. Housing Authority staff
reviews applications and determines eligibility, based on program guidelines.

There are three main pods of properties restricted under the County's R-1
Deed Restriction: Lawson Hill (with the exception of Rio Vistas II), San
Bernardo, and Aldasoro.
