SHANDOKA APARTMENTS
RULES & REGULATIONS
- All prospective tenants must submit a completed application with a
$30.00 application fee. Submitted applications are reviewed by the Office
Manager and the applicant's name is placed on the Shandoka waiting list as of
the date of receipt.
- When a waiting list applicant is advised of upcoming availability,
they will have 24 hours to respond before the unit is offered to the next
applicant. An appointment may be scheduled with Staff to show the applicant
the available unit. If an applicant accepts the offer of a lease agreement for
the unit, Shandoka Apartments requires payment of $250.00 towards security
deposit and a signed pre-lease agreement to hold the unit.
- The required security deposit is calculated at 1.5 times the monthly
rent. The applicant is required to pay the security deposit balance due in
full at move-in with the first month's rent. If the applicant is unable to
pay in full, they may submit $250.00 at move-in and pay the balance of the
security deposit in up to four monthly payments. Shandoka charges a one-time
non-refundable $25.00 finance charge (which is added to the first monthly
payment amount).
- Upon occupancy of the unit, the tenant is required to pay the first
month's rent in full. Rent will be prorated if the move-in date is later than
the 1st of the month. The monthly rent is due the first of every month of the
lease term however Staff will accept rent payments until the 10th of the month.
If no rent payment is submitted by the 10th of the month, a $25.00 late fee
will be charged. If security deposit payments are not submitted by the 25th of
the month in which they are due, a $25.00 late fee will be charged. Failure to
submit payment in full by the date due will result in a Three Day Demand for
Payment and Possession being posted for the full account balance (payment
agreements suspended accordingly). At the Staff's discretion, the account may
be forwarded to the Town Attorney for an eviction proceeding.
- Rents will increase 5% for all new rentals as of February 1st, 2007.
Existing tenants will be notified, in writing, at lease renewal and the new
rent rate will take effect at renewal.
- Shandoka Apartments only offers 12-month lease agreements and there
is no sub-letting allowed. If a tenant moves out before the end of the lease
term, the tenant will be responsible for payment of rent on the unit until
the lease term ends or as soon as staff is able to rent the unit again.
- Tenants are required to notify Staff in writing at least 45 days
prior to move out whether at renewal or if breaking/terminating the lease.
- The following services and utilities are included in the monthly rent:
water, sewer, trash, recycling and heat*. Tenants are responsible for paying
for their unit's electric service (must be in a tenant's name from the day
of move-in to five business days after move-out). Tenants must provide Staff
with proof of electrical service as of the first day of the lease agreement.
*Each unit in Phase I (A & B) has an electric hot water heater. Rents are
adjusted for the utility allowance in Phase I units ($25 per apartment). Hot
water is included in the rent for all other phases, Phase IV rent includes
storage unit.
- PETS are NOT allowed on the premises at Shandoka Apartments. The
Marshal's Department will be advised if stray dogs and cats are present on
the premises.
- All occupants of any Shandoka unit must submit an employment
certification at renewal and the lease agreement must be amended by all
tenants and Staff prior to changes in full-time occupancy. Failure to comply
with the lease terms regarding qualified occupants and the required
documentation may result in no lease renewal being offered at the end of the
initial lease term.
